ONLINE BUSINESS

We provide advanced online business services that allow our clients easy access to information at all times. By enabling co-owners to monitor financial statements and submit various requests for certain aspects of maintenance online, we achieve significant efficiency in management. This approach means quick problem solving and access to important information regardless of the co-owner’s current location, ensuring transparency and efficiency in building management. You can request that deposit slips and all other building documentation be sent to you by e-mail.

INFO CENTER

Our Info Center is a central place for all information, support and communication related to the management of your building. We are available to provide detailed information, legal support and resolve any questions or concerns co-owners may have. Regardless of whether you need advice on building management, information on financial statements or simply want to report a problem in the building, through our contact numbers and e-mail addresses you will receive all the necessary information and support.

TECHNICAL INSPECTIONS OF THE BUILDING

We conduct detailed technical inspections of the building to identify potential problems and risks and provide recommendations for maintenance and improvements. Inspections are organized as needed, and at least once a year, in order to ensure the constant safety and functionality of the building, but also to be able to plan all necessary operations in a timely manner and include them in the annual financial program. After each inspection, we draw up a detailed record that is submitted for inspection to representatives or all co-owners, depending on whether the building has an authorized co-owner representative. The records include detailed information about the condition of individual parts of the building, such as the load-bearing structure, facade, roof, certificates of individual systems in the building, etc.

ANNUAL FINANCIAL MANAGEMENT PROGRAMS

As part of regular building management, we create annual financial management programs that provide us with a structured plan of financial activities to ensure long-term stability and efficient maintenance of your building. Based on the analysis of financial needs and priorities in the form of renovations and/or various improvements, we create a detailed plan that includes all costs that can be predicted on a yearly basis. Such programs give co-owners a detailed insight into the income and expenses of the building on an annual basis, and into how much money is actually accumulated after covering all costs.

BUILDING BOOKKEEPING

As part of the regular management of the building, we keep a comprehensive bookkeeping that includes taking care of all financial transactions. This includes monitoring the proper collection of reserves from co-owners, paying suppliers, recording income, expenses, maintenance costs, and monitoring the accumulation of funds in the common fund. Daily monitoring of financial activities allows us to quickly identify possible irregularities or the need for intervention. Our primary goal is to ensure that co-owners have a clear view of the financial condition of the building and that all financial processes are carried out in accordance with applicable regulations and best management practices.

LEGAL SERVICES

As part of legal services, we monitor whether the co-owners regularly pay the reserve and we ensure that the reserve is collected if necessary and through the court, so that the other co-owners do not suffer damage due to irresponsible co-owners. Legal services also include arranging the land registry status of buildings, condominiums, obtaining the building’s usage and other official documents.

BUILDING INSURANCE

Together with partner insurance companies, we have enabled the co-owners of the building to provide affordable insurance for their building, i.e. real estate insurance in terms of construction against the most important risks and damages such as flood, fire, storm, but also the rupture of common water and sewer lines, etc.

EMERGENCY INTERVENTIONS 24/7

We provide 24/7 support to respond quickly to any emergencies or technical issues that may arise in the building. We organize emergency interventions, be it floods, installation failures or any other emergency situation.

ENVIRONMENTAL MAINTENANCE

Our environmental maintenance service, as part of additional services, includes care for the exterior of your building. This includes regular lawn mowing, plant care and cleaning of common areas according to the agreed dynamics and scope.

POOL MAINTENANCE

If your building has a swimming pool, we offer the possibility of contracting the service of regular monthly maintenance during the season, as well as preparation and filling of the pool before the start of the season, and emptying at the end of the season.

MONTHLY INSPECTIONS OF APARTMENTS

Monthly inspections of apartments are an individual service especially intended for co-owners who do not live at the address of the building, but want a regular check and report on the condition of their apartments. We offer the possibility of arranging regular monthly inspections of these housing units to check if everything is in order, possible water penetration, dampness, ventilate the space of these apartments and report any potential problems while the co-owner is away. This service provides additional security to co-owners throughout the year and enables a quick reaction to potential problems in order to maintain the security and functionality of their properties.
